This superior detached barn conversion stands in the tranquil hamlet of Berrier, nestling in the open countryside only minutes away from the main A66 road and approximately 6/7 miles from Junction 40 of the M6 motorway at Penrith.

Berrier is the ideal location to travel from to nearby Keswick, Ullswater and, of course, the surrounding mountains and fells. Also nearby is the Eden Valley and its pretty villages, which can be very interesting to explore.

The Accommodation sleeps 7 and is set out as follows: Front entrance porch - ideal for boots and coats and on appropriate days, can double as a sun lounge to take in the super views of the Dodd and Mell Fells to the south west. Another large glass door gives access to the ground floor and open living area, with its original features of stone flagged floors and magnificent beamed ceilings and featured stone fireplace. There is also a large colour television, fitted carpets and a very comfortable three piece suite. The kitchen area is cosy, low-beamed and well equiped with fridge, microwave, washing machine, electric cooker and hob. There is also a large farmhouse pine table, which doubles as a dining area. There are two galleried bedrooms, one leading from the kitchen area with three single beds, and the other, leading from the living area via a curved staircase has two single beds, The third bedroom is on thje ground floor and has a double bed. The bathroom is also on the ground floor, with a three piece suite consisting of bath, WC and wash-hand basin. There is also an independent shower over the bath. Outside there is a patio area with furniture and barbecue for those warm summer days and evenings. There is a large lawn/paddock area and ample parking for at least six cars.

NOTES

• The property has modern and highly efficient night storage heaters throughout and an immersion heater for the hot water.
• The beds all have duvets. Linen and towels,however are not provided .
• No children under five. Pets may be allowed by prior arrangment.
• The tariff includes all basic background storage heating. An independent coin meter takes £1 coins and services all other electricity used.
• Deposit: £50 per week payable on booking.
• Departure time on Saturday: 10.30am.
